All properties shown on this website are privately owned. Micpascale Lda advertises on behalf of the property owner and acts as the liaison between the owner and the client. Micpascale Lda has supplied pictures and information for each property to the best of their knowledge at the time of going to press.

Self catering holiday rentals

Prices depend on the chosen property, the number of guests and check-in and check-out dates.
These prices may be subject to change.
Transfers to and from the airports of Lisbon and Porto can be booked through Micpascale Lda at an additional cost.

Rental conditions Micpascale Lda

1. Arrival & departure

The default change-over day is Saturday. If possible a different arrival or departure day may be agreed upon.
The rented property is available from 4 pm on the day of arrival and must be vacated before 10 am on the day of departure.

We kindly ask that you plan your arrival between 4 pm and 7 pm. If that does not work, we ask you to inform us in advance by telephone (+351-967 684 772), of the expected arrival time.

2. Booking

The reservation of a house can be done online or via e-mail. This method of reservation is binding for the client. We would like to point out that bookings you make via the internet are definitive. The so-called “cooling-off period” mentioned in the law for “buying at a distance” does not apply to renting holiday homes through our website. Once a booking has been confirmed by the owner, we will send you a confirmation via e-mail. You will also receive the invoice in the same e-mail.

3. Prices

Prices include VAT.
The use of bed, bath and kitchen linen is included in the rent.
The use of water, gas, electricity and airco is also included (unless stated otherwise in the description of the property). Due to the higher consumption during the winter months, a supplement for gas and electricity is used. For the use of wood for the fireplace and / or wood stove you will pay a fee to the owner or local contact (depending on consumption). If a gas heater is provided for additional heating, the first gas cylinder is included in the price.

4. Number of guests

The rental price is based on a certain number of guests. There is often room for additional guests. They pay, if indicated, an extra surcharge per person. The default and the maximum number of guests is indicated on our website. Babies who are not older than 2 years on the day of departure are not counted as a paying guest.

Baby cots, baby chairs, etc can be arranged at an additional cost (unless stated otherwise in the description of the property). These are also subject to availability and are best requested when booking the accommodation.

5. Deposit and payment

To confirm the booking, we require a deposit of 30% of the total rental price, to be paid within five working days after receipt of the confirmation / invoice. The remaining amount must be paid no later than 6 weeks before the start of your stay. If you book less than 6 weeks before arrival, we ask you to transfer the total reservation sum within five working days after receipt of the confirmation / invoice.

6. Cancellation by the tenant

Cancellations must be made by telephone or e-mail and are only valid after our confirmation.
If you cancel your stay less than 8 weeks before the agreed arrival date, the costs are 30% of the rental price.
If you cancel your stay between 6 and 8 weeks before the agreed arrival date, you will have to pay 75% of the rental price.
If you cancel your stay less than 6 weeks before the agreed arrival or if you do not show up, the entire rental price is due.

We strongly recommend that you also take out cancellation insurance in addition to travel insurance to protect you against these costs.

7. Cancellation by the owner or by  Micpascale Lda

If, due to circumstances beyond our control, we are forced to cancel your reservation, we will offer you another house of a similar nature and price. If this would not be possible, we will refund you the already paid rent, however without additional compensation.

8. Swimming pools

Swimming pools can be used from April to October (unless otherwise stated in the description).

9. Pets

In a number of houses it is allowed to bring your pet. You must state this yourself when booking.

10. Final cleaning

The holiday homes and apartments are always cleaned before your arrival. The final cleaning of the house is required by us and these costs are not included in the rent. We do expect you to leave the house tidy: to sweep house, do dishes, take off bedding, take out the garbage etc. An extra cleaning during your stay is possible at an additional cost.

11. Water

In periods of great drought, mainly in the summer it happens that the water supply is closed for a shorter or longer period of time (per day) in a village. The supply of electricity can also stagnate for several hours during calamities. We can not be held responsible for this.

12. Responsibility

During the stay, the tenant is liable for the home, the furniture and all objects that belong to the property. Any damage caused by the tenant or co-tenants must be reported immediately to the owner or local contact and this will be settled with the deposit, if the deposit does not cover the damage, the payment of the damage must be done before checking out. Before your departure, the owner or local contact may check the accommodation. We can not accept liability or responsibility for damage or inconveniences in any form whatsoever and for whatever reason, for the tenants or others who are in or near the rented house.
